I have heard it a hundred times,“Trust but verify” and let me bethe first to say I like the slogan. The problem is why should a home owner have to go through this mess when listing their home. Shouldn’t real estate agents who are licensed REALTORS, ® that have a code of ethics to answer to; be honest and trustworthy? The short answer is NOPE. Let me back up, the answer is YES THEY SHOULD BE, but the truth is: often they are not. Worse yet, there is no way for a home owner to “know” the truth.
I mean if ABC Realtor says your house is worth $225,000 and shows them all the homes that sold in last 3-9 months within 1-3 mile radius of their home and proved this value was 99% accurate…but then another agent comes to the house and tells the home owner…You know ABC Realtor only used market comps to value your home which seems lazy to me, I use a “Bank Appraisal” on your property which values it at $330,000…I mean, that is what a bank appraisal would value your house at. I can’t believe ABC Realtor would be so lazy and just give you market comps..they should have done a better job like i do and did a full “Bank Appraisal” on your home. Mind you the agent who is telling the person the house is worth $330,000 has nothing in writing to prove or support this value..but they make the home owner believe they are experts and because of their cunning talk they are able to get the listing…This home owner is probably a person who is under a lot of stress trying to pay the mortgage, trying to get out from under this home, so any sound of HOPE is better than what ABC Realtor told them, which was honest truth, and supported with market data.
You want to know the kicker…one would think this is ‘illegal’ or at the very least ‘unethical’..but their is no repercussions to the Agent who falsely stated a value of $330,000. Who wins..NO BODY, rather in this scenario everyone loses, and the “Real Estate” industry has another blemish to cover up.
