You might be considering to buy a home in Southwest Florida. You are here on vacation at one of the many Waterfront Properties in Cape Coral, FL or you are spending time on Fort Myers Beach and you dream of living here. After all in the middle of winter when it is snowing everywhere else it is on average 70 degrees or warmer down here. It is blissful…The question is, should you hire a buyers agent who is a part time agent or a full time agent? Or a better question is should it matter?
It may surprise you but the average agent closes less than 5 deals per year. Yeah that is less than $20,000 in income. Could you live off $20,000, I’m guessing no. Neither can I. But just imagine hiring the agent who does. Do you think they are stressed out about making the next car payment? Do you think when push comes to shove they will put your needs above theirs? Agents who are part time or for that matter average may struggle to work their hardest for their clients.
A full time agent who is closing 2-3 transaction a month has few things the others don’t. They generally have good communication skills, they are often clear in concise when delivering a message. They have contacts to inspectors, attorney’s, AC/Heating Contractors, Handyman and much more. Being that the agents are completing multiple transactions per month and are not Dependent on the income from just 1 sale that month, you can get they will be able to often times write better contracts for their sellers. They often times will be able to ensure the contracts timelines are met and closings happen as smooth as possible.
If you are thinking of buying a home or condo in Cape Coral, Fort Myers, Bonita Springs, or Lehigh Acres I would strongly recommend you interview a couple agents. I would encourage you to ask the agents if this is a part time job for them or if it is a full time career for them. Best of luck on your house hunting.
