Buying your Home in Fort Myers Florida

OH, I am sure you have heard the old adage, “Buyers are liars…”  I know it is not very nice to insult the reader in the first sentence of my blog, I’m Sorry!!!  Where does the saying come from?  Are you wanting to buy your next property in Fort Myers, Cape Coral, Bonita Springs, Estero of Lehigh Acres Florida?  Have you been saving your pennies, scrimping by on a little for months, maybe years in order to build up that savings account….I hope you have!!!

You’ve probably heard the news that nationally housing has began to rebound and locally in Southwest Florida home prices are stabilized and in many cases seeing a rebound as well.   You are itching at the chance to go look at homes with your Fort Myers Realtor, but for some reason every home they take you to look at is nothing like you want….UGH, you think to yourself.   Your realtor, is probably a Buyers Agent Specialist, or Accredited Buyer’s Agent, so you figure surely they are qualified to help me, but still seem to keep bringing you to the wrong homes!!!  The realtor that you are working with is thinking, gosh they gave me a list of must haves, don’t wants and hope to haves in the home and the homes I am showing them match that list about 75%-80% so what is wrong?  The buyers agent allows the old saying to creep into his or her head…..”Buyers are liars…They don’t even know what they want,” and so the cycle goes on that you are unable to find a property!!!!

The truth is, even though there are 4780 homes for sale on the Fort Myers MLS (multiple listing service) right now, there are probably only 5-10 homes that fit your specific needs. And your buyer’s agent can’t control what homes are for sale and what ones are not….so you have to pick and choose the very MOST important aspects on your MUST HAVE LIST, and all the other lists really just need to be “Wishes” and if you get it, AMEN.  As buyer’s you need to be open to the “imperfect” home.  As a buyer you need to understand the reality of your wish lists and often times come to grips with knowing you will not get very much on your wish list….You’ve see the HGTV shows where the buyers agent shows the buyers the home and it might be in the right location, but the floor plan, decor, colors, are not at all what they wanted, but it is priced right.  Then they look at the home with the right location, decor, colors, finishes, floor plan,ect, but is priced 2 X more than their budget, so reality sets in and they have to adjust.  The good news is even on Reality TV, they have to adjust their Must Have’s list just like you are forced to in your real estate purchase.

How do you go about determining the MOST important must haves on the list?  Well it often comes down to Location and Price.  The perfect size, or perfect floor plan often become where you adjust your needs.  In the end with the floor plan and size you begin to say things like” “Well this floor plan is close enough”  “this is 200 sqft smaller but that is really not that big of a difference,” and these realities make the buying process that much smoother.  After all, to make any House a PERFECT HOME takes; love, care, and the joy of a family.  The Love is the colors, and decor you put into the home, the care is putting your finishing touches into the home, the joy is time with kids, friends, neighbors, colleagues enjoying each others company, and in where your family can peacefully rest their heads at night MAKE IT ALL PERFECT!
