Angry tenants….Playing you like a fiddle..

If you own a property or two as rentals you have had to deal with an angry tenant before I am sure.  If you have, it isn’t a question of will you, but rather when will will happen.  I have had tenants push pitbulls through the door at me, I have had tenants Fiddlethreaten to beat me up, and everything in between.   You see there is one main reason a tenant gets angry, it is because they are behind on their rent and I am asking for payment.  Rarely, I might venture to say never is a tenant’s anger valid, but rather their way of handling disputes.  If you are an owner and a tenant gets angry, you begin to worry, because you have an emotional tie to the property.  Even if you are a seasoned veteran with rentals you still have more emotional tie to the property than a property manager.   This is one great advantage of hiring a property manager.  The communication from landlord to tenant is ALL BUSINESS, no EMOTIONS.

If your feelings are part of the transaction sometimes you will allow the tenant to play you like a fiddle.  The tenant will promise to pay in three days when they get paid, the tenant will promise you they are taking great care of the property, the tenant will tell you many empty promises, in order to get their ducks in a row to either move out, or bye a few extra days of rent free living.  The tenants who “know” the eviction process, also know the games to play.  I was just talking with an attorney friend of mine, Robert Hynds of was telling me story after story or simple games played that enable the tenant anywhere form 7 – 10 extra days of rent free living.  Only an intelligent property manager who has seen the games played would know how avoid them.  If you feel your tenant is taking advantage of you, not paying rent on time, not communicating with you effectively please talk with Justin Ruzicka, the he has handled dozens of rentals, hundreds of tenants and only had a few evictions over the past decade.  I pride my service on your home looking as good as it did at the END of the TENANTS time living there.
