Fort Myers Real Estate Tips, Trends & Opinions | Real Estate Consultant


I have been in the real estate business for a decade!  Not bad for generation Y, where most of my friends have been in 3 or 4 industry’s since college!!!  I guess I found my spot early in my career, and haven’t lost focus of it.   Much of my real estate career has been in buying, repairing, then selling the properties for a profit.  I work for specific investment groups doing this, as well as manage a personal portfolio. The other 50% of my business is helping my neighbors,  I have helped dozens of Families buy or sell their home in Fort Myers, Cape Coral, Estero, and Lehigh Acres Florida

Many people ask, when is the best time to buy…………..the only answer I come up with is, NOW.   For most buyers that is a true statement,  interest rates are always at historic lows, prices are climbing again, and inventory levels are dropping so your selection is less and less.  In 2010 or even 2011, a buyer had 3-5 homes that were “PERFECT” for them, now for every 1 home on the market there are 3-5 buyers…YIKES.  If you are considering investing, then having your money sit in the market seems scary so transferring that to stable real estate is a good hedge.  Another thought for investors is time value of money, and getting that money to work for you sooner than later, increases your return in 10-20 years.  I have a simple straight forward plan on investing and seems to benefit me well.

As an expert in Real Estate, I am numbers fan.  Math is an wonderful teacher, that never lies.  2+2, always equals 4, this is Factual.  $10,000 a month in bills with $8,000 a month of income is a losing calculation, again factual, no bias, no ‘feelings’ to blind one’s thoughts.  Because of the factual data that Math provides I often look at life’s deck of cards from this perspective.  It helps me communicate with lenders at a level they enjoy and understand and it helps me communicate with investors and buyers and sellers alike because it again is there is no bias.

For sellers who are facing foreclosure or considering a short sale, I am your agent.  I have helped hundreds of families in Lee County, mainly Cape Coral, Lehigh Acres, Ft Myers, and Bonita Springs even Estero.  When i help a family complete a short sale I work towards a NON-Deficiency agreement, this is VERY VERY IMPORTANT.  This means the lose the lender is having at the sale of the short sale, they are agreeing to completely forgive you of that money.  Most agents can not “brag” about their success rate with closing short sales with the  Non-Deficiency judgement, most i would say just close the short sale and look out for their commission.  I do not, I work for YOUR BEST INTEREST.  We put the sellers needs above ours, every time!
